Litchfield Real Estate Vacation Rental Policies & Other Helpful Information

Restrictions 

  • All properties are non-smoking. 
  • Maximum occupancy is the number the home sleeps as noted on your confirmation. 
  • Absolutely no house parties, events, receptions or kegs. Litchfield Real Estate reserves the right to immediately evict without refund for overcrowding and/or noise violations. 
  • No campers or RVs are allowed on any rental property. 
  • Persons under the age of 25 may not enter into a rental agreement. Non-family group members are required to be 25 years and older. 
  • Pets are prohibited. See rules for dog friendly homes below. 
  • Grilling is prohibited on or under decks and porches. 
  • Fireworks are NOT allowed on any rental property. 
  • Public beach access ways are plentiful. Do not trespass on private property to access the beach.

Minimum Nights 

Seasonal weekly rental rates are posted on property listing pages. Unless otherwise noted, most properties require a 7-night minimum stay between Memorial Day and Labor Day. During all other times of the year, this requirement is reduced to 5 nights or 3 nights (minimum) depending on the rental home and time of year. All reservations are subject to owner requirements. See property listing pages for specific details. 

Check-In: 

Check-in is NO EARLIER THAN 4:00 P.M. Guests must check-in at the Litchfield Real Estate office located at 12980 Ocean Highway, Pawleys Island SC 29585. Admission will not be granted until your home has been thoroughly cleaned and inspected. Thank you in advance for your understanding and patience. 

Early Check-In 

Early check-in for 1:00 PM is available on a limited basis for an additional cost. While we have an excellent track record, it cannot be guaranteed. When available, an early check-in can be scheduled during the 30-day period leading up to your arrival date. It is non-refundable if you arrive late. Early Check-in is NOT available for July 4th reservations or for the weeks before and after.

Check-Out 

Check-out is BEFORE 10:00 A.M. No exceptions. 

No occupancy of the property after check-out is permitted, including driveways and outdoor showers. An additional rental day may be charged if the property is not vacated by 10:00 a.m. The Guest will be charged $50 per unreturned key and a re-keying fee may also be imposed. 

If you plan to get an early start, please call us during office hours the day before so that we can tell you where to leave your keys and departure feedback. Refunds are not given for early departures. 

Please do not leave food at the rental. A covered container on our front porch is provided for nonperishable food items upon check-out. These items are collected immediately following turnover days for local charity donation. 

Guest Check-Out Duties 

Departure duties are outlined on your arrival packet and must be completed before returning your keys to our office. A reasonable clean-up fee, not exceeding $500, may be imposed if check-out duties are not adequately performed. 

  1. Clean all kitchenware and put away in appropriate cupboards and drawers. 
  1. Empty all food from refrigerator/cabinets (bring nonperishables to office for charity) 
  1. Bag ALL trash and place in outdoor containers THE NIGHT BEFORE DEPARTURE. 
  1. Leave all beds unmade (do not strip); pile all towels in tub or shower stall. 
  1. Lock all windows and doors. 
  1. Dog Friendly rentals: Clean up dog hair and dog yard waste. 
  1. Return all keys to the Litchfield Real Estate office. 

Conservation 

Please help protect our barrier island ecosystem and precious resources while enjoying the beach. 

  • Close all windows and doors in the rental if heat or air conditioning is on. 
  • Turn off indoor/outdoor lights, TVs, and appliances when not in use. 
  • Turn off all outdoor lights after 10 p.m. to help protect nesting sea turtles. 
  • Wash only full loads in the dishwasher and washing machine. 
  • Refrain from allowing water to run freely while washing up. 
  • Report all water leaks, dripping faucets and running toilets – we will make the repair quick and bother-free whenever possible. 

Lock-Outs 

Should you inadvertently get locked out of your rental, please call our office for assistance. If a staff member must be called out after-hours, a $50 lock-out fee will be charged to the Guest’s account. 

Reserving Your Stay 

Reservations can be booked and confirmed securely and conveniently online. A signed Rental Agreement as well as half of the total cost due plus the cost of Travel Insurance, if selected, are immediately due and paid by credit card. 

Reservations can also be made by calling or coming in person to our office between 9:00 a.m. to 5:00 p.m., Monday through Saturday. Our reservationists know our rental homes and can provide guidance as well as local knowledge to help you make a decision. 

Once booked, a Confirmation is delivered providing login credentials to our Guest Portal where guests can digitally sign the Rental Agreement, review optional charges and make a payment. Reservations are automatically canceled if the required payment and signed Rental Agreement are not received within 3 days. 

Confirmation/Final Payment 

An itemized confirmation statement will be e-mailed immediately after the first payment is processed. The final balance due must be paid in full 30 days prior to arrival. MARK YOUR CALENDAR, as a reminder will not be sent. Guest allows Litchfield Real Estate to charge the final 30-day balance due to credit card on your account. 

Payment Terms 

A signed Rental Agreement as well as half of the total cost due plus the cost of Travel Insurance, if selected, are due within 3 days of booking to confirm a reservation. Confirmation is delivered after the first payment is processed. Final balance is due in full 45 days prior to arrival date. A signed Rental Agreement and full payment is due immediately when a reservation is booked within 45 days of arrival. Payments may be made by e-check, certified funds, traveler’s checks, cash or credit card. We accept Visa, MasterCard, Discover, and American Express. A 3% fee is collected from the guest for credit card payments made on month to month stays. Guest authorizes Litchfield Real Estate to charge the final 45-day balance due to the credit card on account. 

LBTS Resort Fee 

Effective 9/1/2023 for Litchfield by the Sea (LBTS) rental reservations with arrival date on or after 1/1/2024, a mandatory Resort Fee of $15 per reserved night ($210 cap) will be charged by the Litchfield by the Sea HOA. This fee is subject to taxes and will be added to rental charges for collection. 

Taxes 

Rent and related rental costs are subject to sales taxes determined by the State of South Carolina and County of Georgetown. Taxes are subject to change without notice and will be paid in full by the Guest. 

Accidental Damage Waiver 

All reservations are subject to a nonrefundable Accidental Damage Waiver fee (certain exceptions, such as Seasonal Monthly Stays, require a refundable Security Deposit payment). The Accidental Damage Waiver fee is $200 for all homes with a private pool as well as for Sophie’s Point. For all other vacation rental homes, the Damage Waiver fee is $85. This fee is automatically billed to your account upon booking. 

The $200 Accidental Damage Waiver covers reported accidental damage up to $800. The $85 Waiver covers up to $400 in reported accidental damage. Accidental damages that exceed the limit is the responsibility of the Guest. The Accidental Damage Waiver is not insurance, does not relieve you of responsibilities as a Guest, and does not cover damages caused by a pet. 

The Accidental Damage Waiver only covers accidental damage disclosed to Litchfield Real Estate during your occupancy. Unreported damages found upon inspection will void your Waiver and the full cost for repair or replacement becomes the responsibility of the Guest and will be billed to the Guest. 

Examples of damages NOT considered accidental include a hot dish placed on a table or counter without appropriate protection placed underneath, grilling too close to vinyl siding, horseplay, using tanning oil spray inside, consuming food or beverages that can easily stain while on furniture or carpets, ink or fingernail polish on the walls, any damages caused by pets. 

Security Deposit 

A Security Deposit is required on certain rental homes in lieu of the Damage Waiver as well as on monthly stays. The Security Deposit is fully refunded within 30 days following your departure, less the cost of any damages found upon inspection. The Security Deposit covers the cost of repair or replacement of damages up to the amount of the Deposit paid and does NOT cover damages caused by pets. Guests are responsible for damages over and above the Deposit. 

Cancellations 

Litchfield Real Estate must be notified of cancellation in writing either by email to Info@LitchfieldRealEstate.com, or fax to (843) 237-1513 and is subject to the property being re-rented. Every effort will be made to re-rent the property. If the property re-rents for less money, the shortage in rent will be charged on your account and the balance of pre-paid money will be returned less a $300 re-booking fee and the reservation fee. 

Payments cannot be transferred to other properties unless the original property is re-rented. Guest may not assign or sub-lease. No refunds are given for cancellation for any reason unless the same property is re-rented and paid in full for the same number of days as your original reservation. 

Refunds made through Travel Insurance are the ONLY REMEDY for evacuations. Other cancellations covered by Travel Insurance will ONLY be paid by the insurance provider. NO REFUNDS ARE MADE DUE TO INCLEMENT WEATHER. NO REFUNDS ARE MADE FOR VOLUNTARY OR MANDATORY HURRICANE EVACUATIONS. 

If a property becomes unavailable due to sale, construction or double-booking, Litchfield Real Estate will make a good faith effort to relocate the Guest to similar accommodations. The Guest agrees to accept a refund or pay for any rate difference. If another property is not available, the Guest’s only remedy will be a refund for payments received. 

No refunds are made due to inclement weather. 
No refunds are made for voluntary or mandatory hurricane evacuations. 

Trip Protection 

Travel insurance is your only protection for lost rent and travel-related expenses. Travel insurance is offered through our company by Red Sky/Sun Trip Preserver, which you can add to your account at the time of booking. 

We strongly recommend purchasing coverage, not only for peace of mind but as a convenient way to protect your family vacation. Travel insurance covers many unexpected situations that can arise requiring cancellation, interruption or delay of your travel plans and even provides coverage for emergency medical treatment, medical transportation, and baggage delay. Travel insurance also covers mandatory hurricane evacuation.

Insurance Plan Overview 

Advance Year Reservations 

Reservations in the following year are accepted up to one year in advance with a non-refundable deposit of $100 for each week reserved. A $200/week deposit is required for oceanfront rentals. The deposit cannot be transferred and is non-refundable unless the requested property is unavailable. 

Guests have priority to reserve the same rental for the same week in the following year. Your priority reservation must be made by the close of business on Thursday during the week of your stay. Thereafter, the rental home is made available to others to book on a “first come, first serve” basis. 

Advance Year Reservations for which rates have not been set are considered provisional. Rental rates generally increase on an annual basis. If the owner of your provisionally reserved rental does not make your timeframe available, your deposit will be refunded or can be transferred. 

Rental Agreements are delivered in November of the “booking” year. Guests who have made an Advance Year Reservation have up to 3 days to sign the Agreement and pay half of the total due to confirm. 

Linens 

All beds are made and fresh towels are provided for every stay in all of our rental homes. Our linen package includes all beds made, 2 bath towels and 1 wash cloth per number of people the home sleeps, 1 bath mat and 2 hand towels per bathroom, and 2 kitchen towels. Should you require additional linens during your stay, rentals are available at our office for an extra fee. Beach towels are not provided. The linen package is an additional cost for monthly stays. 

Housekeeping 

The cost of the departure clean is included with all weekly and nightly stays. Midweek or interim cleans may be scheduled by request for an additional charge. The departure clean is an additional cost for monthly stays. Guests are asked to leave their rental home neat and orderly upon departure. Please see Guest Check-Out Duties. 

SHOULD YOU HAVE A CLEANING CONCERN IN YOUR RENTAL HOME UPON ARRIVAL, PLEASE CONTACT OUR OFFICE IMMEDIATELY. CLEANING ISSUES CAN BE QUICKLY REMEDIED. 

Maximum Occupancy 

Occupancy is limited to the number of guests the home sleeps, as noted on the property description. Children are counted unless they are babies in cribs. 

House Parties 

We rent to family groups and responsible adults over the age of 25 years old only. Litchfield Real Estate reserves the right to refuse occupancy or discontinue the rental with no refund if a house party is detected. Absolutely no house parties, events, large receptions or kegs. Overcrowding and noise violations can result in immediate eviction without refund. 

Pet Policy 

No pets of any kind are allowed in or on any rental property. Should an unauthorized pet be brought to a rental home, Litchfield Real Estate reserves the right to terminate the rental without refund and charge a $500 penalty fee. 

Dog Friendly Rental Policy & Local Laws 

Several properties are designated as Dog Friendly (dogs only). Guests bringing their dog(s) to a Dog Friendly home must pay the required dog rental fee, remove dog hair, pick up and dispose of pet waste, and abide by the rules set by the homeowner and Litchfield Real Estate as well as the laws of Georgetown County. 

Number and weight limit of dogs vary by property. Puppies are NOT allowed on any rental property. Unless otherwise stipulated in the property description, Dog Friendly homes generally allow up to two adult dogs and charge additional rent of $250 for one dog or $375 for two dogs. 

To ensure the privilege of bringing your dogs is extended for you and future guests to enjoy, please abide by local laws and homeowner rules. We realize this is a lot of responsibility for the dog owner, so please do not bring your dog if it is not adaptable. Guests are responsible for damage done by their pet(s). PLEASE NOTE: Neither the Accidental Damage Waiver nor the Security Deposit cover damages caused by a pet. 

GEORGETOWN COUNTY LAW: 

  • Dogs on the beach must be leashed 9 a.m. to 7 p.m. During other hours, dogs not leashed must be under voice control. 
  • Dogs may not be on the beach 10 p.m. to 1 hour before sunrise, Apr 15 – Oct 31. 
  • Dogs may not be on the beach 8 p.m. to 1 hour before sunrise, Nov 1 to Apr 14. 
  • Pet waste must be bagged and properly disposed by pet owner. 
  • No one is allowed on sand dunes, including pets. 
  • Violators can be fined up to $200 or given up to 30 days in jail.

Litchfield Real Estate Dog Friendly Rental Rules & Tips 

  1. Guests can only bring their dog to stay in Dog Friendly designated homes and only with permission from Litchfield Real Estate, Inc. Dog rental fee(s) are required. 
  1. Upon departure, clean up dog hair to the best of your ability. The cost of additional cleaning or laundering services due to dog hair will be billed to the Guest. 
  1. Promptly bag and dispose of all dog waste from the yard during your stay and at time of departure. A $100 fee will be billed to the Guest for found dog waste. 
  1. We request all dogs be on an active program for the prevention of fleas during the time of your occupancy of the property. 
  1. We request all dogs be up to date on inoculations as required by state law. 
  1. Bring a portable water bowl and offer refills generously to deter your dog from drinking too much salt water, which can make dogs sick and can even be fatal. 
  1. Dogs are not allowed on furniture or beds. Bring your dog’s favorite blanket or bed. 
  1. Provide shade for your dog during hot days to avoid overheating and sunburn. 
  1. Wet animals are not allowed inside a rental home. Please wash off sand and salt water upon returning from the beach and spend time with the dog outside until dry. 
  1. Bring a pet crate and use whenever you must leave your dog unattended for a period of time. Never leave your dog unattended if it barks or chews when left alone. 
  1. Do not allow your dog to disrupt the peace and serenity of the community. Any complaint received by our office or by the property owner concerning your pet will result in your having to vacate the property immediately with no refund. 
  1. Dogs with any history of having bitten anyone or another animal are not allowed. 

PLEASE NOTE, neither the Accidental Damage Waiver nor the Security Deposit cover damages caused by a pet. 

Furnishings and Equipment 

Furnishings and equipment in all Litchfield Real Estate vacation rentals are provided by the owner. All vacation rentals are equipped for normal daily living, including kitchenware for cooking and eating, pillows, and bed coverings. All rentals have central heating and air, cable TV, dishwasher, microwave, coffee maker and washer/dryer. Litchfield Retreat condo rentals have access to shared laundry facilities on site. 

Guests are asked to leave all furnishings in the same arrangement as found upon arrival. Should it be necessary to schedule a service call to move heavy or awkward furniture back in place, the cost will be billed to the Guest in addition to any repair costs for related damages. 

Equipment Failure 

Every reasonable effort is made to ensure all equipment for each property is in good working order. Please notify Litchfield Real Estate promptly of any difficulty you encounter during your stay. Upon notification, we will immediately make every reasonable effort to complete repairs. 

SOMETIMES THE FIX IS SIMPLE. Please check plugs and breakers in the case of an appliance or light fixture failure. Most breaker panels are located in a closet in houses or the laundry room in condos. If the garbage disposal quit working, please press the reset button on the equipment located under the sink. If internet service is not available, locate the router and try rebooting by doing the following: 1. Unplug, 2. Wait 30 seconds, 3. Re-plug, 4. Press power button (if not on). Call us if you need guidance with finding light bulb stock or locating the electrical panel or router. 

PLEASE ABIDE BY THE FOLLOWING TO HELP AVOID EQUIPMENT FAILURE: 

  • Use garbage disposals as intended – no grease or non-compostable items 
  • Avoid overstuffing toilets 
  • Rinse sand off outdoors, not down indoor drains 
  • Allow the refrigerator time to reach temperature after stocking with warm products. Adjusting to the lowest setting does NOT make it cool faster and is the leading cause of failure. 
  • Keep all doors and windows closed when the air conditioning is in operation.

IF IT IS FOUND THAT A GUEST HAS CAUSED A PIECE OF EQUIPMENT TO FAIL OR THAT A TECHNICIAN HAS BEEN ERRONEOUSLY CALLED OUT, THE GUEST WILL BE RESPONSIBLE FOR ANY EXPENSES INCURRED. 

The Guest agrees that Litchfield Real Estate or its agents may enter the rental property for the purposes of assessing and making necessary repairs and maintenance and other related purposes. No refunds, credits, rate adjustments, or relocations will be issued for any equipment failure, including heating and cooling systems and appliances, nor for repair delays caused by unavailable parts or complexity. 

WE CANNOT GUARANTEE APPLIANCES, HVAC SYSTEMS OR ELECTRONIC EQUIPMENT. THERE WILL BE NO REFUNDS FOR THEIR FAILURE OR DELAYED REPAIRS. 

Internet 

Internet access is made available by the homeowner or their HOA at most Litchfield Real Estate vacation rentals. Passwords are posted on the refrigerator of most properties. Guests may not change or set up new passwords on a provided service. 

Service can occasionally be disrupted, and while we will make every effort to report and discover the problem, the cause is generally out of our control. Litchfield Real Estate cannot be held responsible and no refunds will be given should internet service become interrupted or unavailable during your stay. 

Free internet access is available in our lobby during office hours as well as at the county library and many restaurants in the area. 

Utility Service Interruptions 

Litchfield Real Estate is not responsible for any interruption of utility service for cable, internet, water, electric power, mobile phone or landline phone, nor for any related repair delays. While we will make every effort to report and discover the problem and see to having all repairs performed promptly, the cause and resulting repair is often out of our control. Utility service problems discovered outside of office hours and on holidays may not be addressed until the next business day. No refunds, credits, rate adjustments, or relocations will be issued for utility service interruptions or delayed repairs. 

Long Distance Phone Calls 

No long distance phone calls may be placed from a vacation rental landline phone unless you arrange to charge the calls to your credit card or home phone. Local phone calls are Pawleys Island, Litchfield and Georgetown only. Myrtle Beach is long distance. You will be billed for the cost of long distance calls made during your stay and charged to the rental landline as well as a $30 handling fee. The handling fee may be waived if calls placed in error are reported to our office and charges are paid. 

Concierge Services 

We love to assist our guests wherever possible. As the saying goes, “it never hurts to ask,” so please ask! See below for what our services include during your stay. 

Messages, mail and packages can be received at our office. Please do NOT direct deliveries to your rental. Tell the sender to mark your letter or package C/O Litchfield Real Estate and to include the name of your rental home. Our physical address is 12980 Ocean Hwy, Pawleys Island SC 29585. We will call you upon receipt, and as long as your voicemail is not full, we will always leave a message. 

Fax, copier, and scanner services are available free of charge, within reason, at our office. Our fax number is (843) 237-1513. Free internet access is also available. 

Emergency assistance is provided 24/7. Should you require our attention for an urgent concern outside of office hours, call our office at (843) 237-4241 and follow the prompt to enter 3-0-0. A staff member will be contacted at home and will return your call at their first opportunity. 

Guests belong to our Preferred Customer Club. This means when you shop or dine locally and show your rental key fob to merchants who have partnered with us, you will receive a discount or complimentary gift. A list of participating merchants is provided in your arrival packet as well as on our website. 

For recommendations, directions and event information, come to us! We will be glad to share our local knowledge about restaurants, art galleries, parks, fishing tournaments, surf board clinics, full moon kayak tours, boat launch locations, historic landmarks, and hidden gems. Our lobby provides an area where you can browse for brochures, maps and discount coupons. Follow us on Facebook to hear about upcoming events! 

Missing an essential item in your rental home? Call us! The homeowner of your rental will want to be sure you are accommodated with the essentials. As long as the item is deemed essential, like a broom or a wine bottle opener, we can usually have the item ready for pick-up or delivered to you directly on the same day it’s reported missing – no charge to the Guest. 

Lost and Found. At Litchfield Real Estate, we make every effort to locate and return items left behind; however, we cannot be held responsible for lost personal items. Found items will be taken, along with your mailing and credit card information, to the nearest UPS or FedEx office for delivery. We are not responsible for items broken or lost during shipping. Items not claimed within 30 days after check-out will be donated to a local charity. 

Courtesy Convenience Package 

Travelers have a lot to pack for their beach vacation and prefer to purchase the basic necessities after they get here. For your convenience, Litchfield Real Estate supplies your vacation rental with a complimentary “starter package” consisting of a few essentials like toilet paper, soap and paper towels. They won’t last the week, but they will help get your vacation started on the right foot! 

Beach Gear Credit 

New in 2020, many rental homes include a $250 credit toward beach gear rentals to guests staying a full week between May 1 and Oct 31. Look for the “Beach Gear Included” logo on the listing page! This program is managed by VayK Gear, who sends an email invitation shortly after booking with a link to their beach gear selection site and a $250 credit is already applied. Choose from a wide variety of beach items including kayaks, bikes, beach chairs, umbrellas, beach carts, paddle boards and more. Rentals with Beach Gear Included

If you don’t have time or the space to pack everything you need during your vacation, you may be relieved to know that many items are available for rent through local vendors – and delivery is often free of charge. Rental items include such things as rollaway beds, cribs, highchairs, beach chairs, umbrellas, beach tents, kayaks, golf carts, grills and so much more.

Golf Carts 

Our vacation rentals do not come with golf carts, but you may want to rent one to use during your stay. First, be sure you know the rules. 

Vacation rental guests are not permitted to keep a golf cart at any of the Inlet Point Condominiums, Litchfield Retreat Condominiums or high-rise oceanfront Condominiums at Litchfield by the Sea. 

Only insured and licensed drivers are permitted to operate golf carts in our area. Your golf cart must display the SC Dept. of Transportation permit. Operators must have a valid driver’s license and proof of insurance. Golf carts may not travel farther than 2 miles from the rental home address and are not allowed on the streets after dark. Violations of county ordinances can incur fines up to $525. 

Pools 

Guests understand they use any pool AT YOUR OWN RISK. Pets are NOT permitted in pools at any time. Young children must wear swim diapers at all times in pool. 

Private pools are serviced on turnover days and again mid-week. Contact Litchfield Real Estate for more information about heating and cooling options and to place your order. If available, an additional fee is charged to the Guest. ORDERS SHOULD BE MADE AT LEAST 7 DAYS IN ADVANCE to allow ample time for scheduling a technician and for pool water to come to temperature. Guests are prohibited from tampering with pool chemicals or equipment, including adjusting the temperature. If you feel the temperature is not set adequately or have concerns about other pool functions, call our office and we will send a professional technician. If it is found that a Guest has tampered with chemicals or equipment or that a technician has been erroneously called out, the Guest will be responsible for any expenses incurred. 

During times of extremely low temperatures or high wind, pools may not heat to what a Guest may believe is an acceptable temperature. No refund will be given due to adverse weather conditions. NOTE: The outside temperature must be consistently above 50 degrees Fahrenheit in order for pool heaters to properly operate. 

Litchfield Real Estate cannot be held responsible for the opening and closing of subdivision and community pools. Hours and rules are at the discretion of the property manager and are subject to change. No refunds are given for pool closings. In general, young children must wear swim diapers. Please check individual pool rules. 

Grilling 

Some homeowners provide grills at their rental home. Check your rental description to see if one is provided. Grills are available to rent through local rental vendors. See WHAT TO BRING for rental information. 

Grilling is not allowed on decks, porches or balconies, under any portion of a raised home, or near siding or vegetation. PLEASE BE COURTEOUS AND LEAVE THE GRILL CLEAN FOR THE NEXT GUEST. Call us if you do not have grill cleaning tools at your rental. 

Grocery Stores 

Four grocery stores are located a short drive away from all of our vacation rentals. They include Fresh Market, Publix, Food Lion and Lowes. 

Recreational Vehicles and Trailers 

Motorcycles, jet skis, campers, RVs and trailered boats are prohibited in the gated communities of Inlet Point, Litchfield by the Sea and Prince George. Campers and RVs are not allowed on any of our rental properties. Some rental homes have limited parking available for boat trailers. Call first to be sure your rental has room to park your trailer. Beware that saltwater creeks around Pawleys and Litchfield are tidal. 

Elevators 

Most but not all condominium complexes in our area have common use elevators – check the listing description or call our office for more information. Guests who have access to an elevator in a private rental home understand that they use the elevator AT YOUR OWN RISK. Neither Litchfield Real Estate nor the homeowner can be held liable for your actions or for equipment failure. Any damage caused during your stay will be your expense without exception. 

Fireworks 

Fireworks are NOT permitted on any Litchfield Real Estate rental property. The entire beach on Pawleys Island is a Fireworks Free Zone as are much of the Litchfield beaches. Please contact the Georgetown County sheriff’s office at (843) 546-5102 to check your area. Debris created by fireworks is considered litter. It is unlawful to leave litter on our public beaches. 

Construction Activity 

Our office is not notified of new construction or beach protection maintenance schedules. Should you find construction activity near your rental home, please realize such circumstances are beyond our control and no refunds or moves will be made. We are glad to speak with the contractor on your behalf about reasonable start times and noise levels. 

Locked Closets 

Many rentals have locked closets containing the personal belongings of the homeowner. Locked closets are off limits. Any tampering or break-ins will be reported to local law enforcement. 

Lost and Found 

At Litchfield Real Estate, we make every effort to locate and return items left behind; however, we cannot be held responsible for personal items left behind and lost. Found items will be taken, along with your mailing and credit card information, to the nearest UPS or FedEx office for delivery. Guest pays the cost of delivery. We are not responsible for items broken or lost during shipping. Items not claimed within 30 days after check-out will be donated to a local charity. 

Airports 

Myrtle Beach International Airport is 20 miles north of our office. The primary roadway from the airport to our office is Highway 17 Bypass. Charleston International Airport is about 85 miles south of Pawleys Island. 

Errors and Omissions 

We make every effort to provide current and accurate information. However, Litchfield Real Estate is not responsible for errors, omissions, equipment failure, or changes in rates, taxes, furnishings or amenities. Descriptions and rates are subject to change or correction without notice. Please contact us to verify information we have provided. Due to occasional weather-caused phenomena beyond our control, photos may not accurately represent boardwalks, steps, decks, docks and ramps adjacent to the beach or salt marsh. 

Disclosures 

Litchfield Real Estate offers services and rental properties without regard to race, color, religion, sex, national origin, handicap or familial status. Litchfield Real Estate reserves the right to refund deposit, refuse rental or discontinue occupancy if, in our opinion, the tenant’s occupancy is detrimental to the property. 

According to SC laws and regulations, all interest earned from the tenant’s trust funds (e.g., security deposit, advance year hold deposit, pre-paid rent, other) deposited in the brokerage’s trust account belongs to the tenant and by signing the Litchfield Real Estate Vacation Rental Policy Terms, the tenant waives ownership interest in and gives informed consent that the brokerage has ownership over all interest earned from the tenant’s trust funds (e.g., security deposit, advance year hold deposit, pre-paid rent, other) deposited in the brokerage’s trust account. 

Sea Turtles 

The loggerhead sea turtle is South Carolina’s state reptile. This reptile is protected by state and federal laws. From May 1 to October 31, loggerhead sea turtles come to nest on our beaches. During this time, beachfront lights must be turned off after 10:00 p.m. to avoid disturbing the nesting process. 

As further protection to the loggerhead sea turtles and other shoreline wildlife, Georgetown County restricts beach access hours to: 

OPEN – one hour before sunrise 

CLOSE – mid-Apr – Oct 31 at 10 p.m., Nov 1 – mid-Apr at 8 p.m. 

Beach Rules and Regulations 

To ensure the enjoyment of the Georgetown County public beaches for all and to avoid fines, please observe the following rules and regulations enforced by local law officials. 

All Georgetown County beaches prohibit littering, glass containers, motor vehicles and overnight sleeping. No tents, cabanas or other items may be left overnight on the beach or left obstructing beach access. 

Please be thoughtful and avoid fishing practices that might create unsafe swimming conditions. Irresponsible fishing practices are subject to county fines. Please contact SCDNR for fishing license requirements. 

To ensure the safety of others as well as hatchling sea turtles, please do not leave behind holes in the sand. 

To protect the fragile nature of sand dunes, no sea oats or other vegetation may be picked or dug up and no one is allowed on sand dunes for any reason, including dogs. 

Pawleys Island Beach is a Fireworks Free Zone, and fireworks are prohibited on most Litchfield Beaches. Contact the Georgetown County sheriff’s office at (843) 546-5102 to check your area. 

Dogs on the beach must be leashed 9 a.m. to 7 p.m. During other hours, dogs not leashed must be under voice control. Owners must clean up after their pets.
